BMS Operator

Job Summary

Under the general direction of the Engineering Director and his/her delegate, and within the limits of established IHC and local Hotel policies and procedures, is responsible for the effective operation of the Building Management System BMS system of the Hotel.

Essential Duties and Responsibilities

1. Checks on monthly basis the Enclosures, UPSs, and Variable Air Volumes.
2. Checks on daily basis the Cold Rooms, Air Handling Units, and Fan Coil Units.
3. Prepares the work schedule of Variable air volumes, exhausts and Variable Regulator Volumes.
4. Controls the Variable Air Volumes and the Air conditioning status in outlets, rooms and meeting rooms
5. Quarterly does the Preventive Maintenance for the following:
6. Fire Extinguishers and Fire Hose Reel
7. Smoke and Heat Detectors
8. Zone Valves
9. Sprinklers
10. Tamper Switches.
11. Inspects on weekly basis the Fire pumps and the cleanliness of the DGP rooms.
12. Monitors and Controls the BMS and Fire Alarm computers
13. Monitors the Espresso system, by dispatching orders to the concerned people, and following up on the pending orders
14. Ensure a 10-15 minute response for all urgent maintenance requests including guest requests.
15. Performs related duties and special projects as assigned

Required Qualifications

Education:

Technical or bachelor degree

Skills:

Ability to follow precise instructions

Attention to details

Good hand-eye coordination

Computer and Communication 

Experience:

Minimum of 1 Year
